A renewal wave arrives, and the default answer is a rent cut for everyone.

The reasons tenants leave sit in different systems: the lease system, lift logs, the helpdesk and competitor listings. In one tower people leave over broken lifts. In the next they leave over price. A blanket cut pays tenants who were staying anyway and does nothing for the lifts. Each home that empties then costs months of lost rent, an agent fee and make-good, and none of it reaches the leasing report until the wave has passed.

How it works in a residential portfolio

Read-only connections, a 3D model and a record of every decision.

  1. Connect. Read-only links to the lease management system, lift monitoring, the BMS and energy meters, the CMMS and helpdesk, tenant surveys, the service-charge ledger, competitor listings and CCTV.
  2. Model. A 3D twin built from site plans, floor plans and unit schedules, or loaded from your BIM, with towers, homes, plant and cameras placed where they really are.
  3. Label. Every figure carries a provenance chip (measured, modelled, published, assumed or forecast) and a Why? panel that shows its inputs.
  4. Ask. Plain questions such as “how many tenants will leave in March?” come back with answers that cite the twin’s own data.
  5. Decide. Accepting a recommendation drafts a decision record with an owner and a deadline, and the twin then tracks the measured result.

Qamar Properties, a landlord with 12 properties and 5,800 homes, is fully built in the interactive demo, with Al Qamar Gardens as the hero site. 1,140 leases expire from January to March, and 29.6% of those tenants are forecast to leave against 18% normally: 337 households and AED 15.88m in lost rent, fees and make-good. In Tower 3 the cause is service, with two of six lifts out and 78% availability over 60 days. Elsewhere it is price. A blanket 8% cut would cost AED 17.03m, more than doing nothing. The twin prices a package instead: a 4% offer to the 40% of tenants most at risk, plus the Tower 3 lift modernisation brought forward to Q1 2027. It costs AED 13.90m and saves AED 1.98m on this wave. The same twin shows that fitting out the empty office floors 21-22 is worth AED 1.47m over 24 months.

Questions buyers ask

Do we need a BIM model of every building?

No. We build the 3D twin from site plans, floor plans, unit schedules and an equipment list. If you have BIM, IFC or GLB models, we load them.

Does Synopton change rents or leases?

No. Connectors are read-only. Accepting a recommendation drafts a decision record for people to agree; nothing is written back to the lease system, the BMS or the lift controller.

How is tenant data handled?

The twin works at portfolio, tower and segment level. Tenant names are masked by default, camera detectors count people without storing faces, and revealing a record is written to the audit log.

How soon is the twin useful?

The twin is usable from week six of a 90-day pilot, and your team runs real decisions through it in weeks seven to twelve.
