Offices and mixed use
An office building digital twin for the whole portfolio.
Synopton builds a live twin of each tower, business park or mixed-use asset and rolls them into one portfolio view: what each building is doing, what it costs to run, and where the next euro of capex pays back first.

Where office portfolios leak money
Grade-A towers, business parks and mixed-use portfolios.
Half-empty floors still get cooled to full spec, and capex goes to whoever shouts loudest.
Occupancy sits in access control, energy in the meters, tenant requests in the helpdesk and service charges in the lease system. Each team sees its own slice. The twin joins them floor by floor, so a portfolio manager can compare buildings on the same terms.
What the office twin watches
One model per building, one view across the portfolio.
The twin watches
- Occupancy against HVAC runtime, floor by floor
- Energy intensity per building and per tenant
- Tenant SLAs and service-charge reconciliation
- Compliance across the whole portfolio
Decisions it drives
- Which floors to set back, and when
- Capex ranked by asset condition and payback
- Which tenant requests are really asset faults
How a portfolio twin is built
Start with one building, then add the rest.
Synopton connects read-only to BMS and metering, access control and occupancy sensors, the CMMS, lease and service-charge data, and BIM or as-built drawings. Each building gets its own 3D twin; the portfolio view sits on top.
- Every figure labelled as measured, modelled, published, assumed or forecast
- Questions like “which floors are cooled but empty after 6pm?” answered from the twin’s own data, with citations
- Recommendations with an owner, a deadline and a price, then the measured result
- A data health screen that says which meters or sensors have gone quiet
Most portfolios start with a 90-day pilot on one building. The Portfolio plan then puts many assets under one agreement, with a shared model library and group-level reporting.

Questions buyers ask
Do we need BIM for every building?
No. We build the 3D twin from layouts, drawings and an equipment list, and load BIM, IFC or GLB models where you have them.
Does Synopton control HVAC or lighting?
No. Connectors are read-only. The twin recommends a set-back or a fix and drafts a decision record; people make the change.
Can we start with one building?
Yes. A pilot covers one asset for 90 days with your own data. If you continue, the pilot fee is credited against your first year.
Can it run in our own cloud?
Yes, if you prefer. Hosting, data residency and retention are agreed during the pilot and written into the contract.
